An Irrevocable Offer of Dedication along the south 25 feet of <br /> Parcel 4 (Future Lubell Lane) shall be required and dedication to <br /> result in a 60-foot wide right-of-way from the centerline of <br /> Bruella Road to the property line shall be required across the <br /> frontage of APN 017-180-01 with a 20-foot by 20-foot corner <br /> cut-off (snipe) at Peltier Road. <br /> (Development Title Section 9-860 . 4) <br /> 4 . The frontage improvements for the south side of Parcel 4 along <br /> Lubell Lane (Pvt . Road) shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way Rural <br /> Residential Road. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for <br /> approval . As an option, the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $115 . 00 . ) (Development Title Section 9-1100 . 3) <br /> 5 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br /> 6 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements of <br /> the Uniform Fire Code Section 10 . 207, San Joaquin County <br /> Standards F-la, F-lb and F-lc and the Liberty Fire District prior <br /> to issuance of any occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 7 . Requirements for construction of improvements shall be noticed by <br /> a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411 . 1) <br /> 8 .
