CONDITIONS OF APPROVAL <br /> PA-1200147 <br /> Avanti Nut Co., Inc. <br /> Site Approval Application No. PA-1200147 was approved by the San Joaquin County Community <br /> Development Department on September 26, 2012. The effective date of approval is October 6, 2012. <br /> This approval will expire on April 7, 2014, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff contact: Corinne King, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". <br /> The Site Plan required as a part of the building permit must be prepared by a resisted civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). Foundation and soils <br /> investigation shall be conducted in conformance with Chapter 18 of the California Building <br /> Code at the time of permit application. A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This application is to expand an existing walnut processing facility in <br /> two phases over ten years as shown on the site plan dated July 24, 2012. (Use Type: <br /> Agricultural Processing-Preparation Services). The following existing and proposed <br /> buildings are included in the approval. This application supersedes PA-0700072 and <br /> PA-0900125. <br /> 1) Existing Buildings: <br /> a) 986 square foot agricultural building (bldg 3) <br /> b) 176 square foot office (bldg 5) <br /> c) 2,679 square foot agricultural shop (bldg 8) <br /> d) 504 square foot office (bldg 10) <br /> e) 23,316 square foot walnut processing facility and office <br /> 1) 20,652 square foot walnut processing facility (bldg 11) <br /> 2) 2,664 square foot office attached to walnut processing facility (bldg 13) <br /> f) 7,740 square foot cold storage building (bldg 12) <br /> 2) Phase One (with building permits to be issued within 18 months): <br /> a) Construction of 24,000 square foot walnut storage building. <br /> Conditions of Approval - 1 - <br />
