Cabernet Townhomes will also feature a large landscaped common area, a picnic/play <br /> area and half-court basketball court which will encourage and enhance community <br /> interaction. This landscaped common area will provide the complex with a large open <br /> turf area for activities. The c000mon areas will be located within the center of the <br /> complex which will provide visual security to the area and the adjacent half-court <br /> basketball court. <br /> Each unit will offer a wide range of amenities, including a front-entry porch, an <br /> enclosed patio area, washers and dryers in each unit, central heat and air, interior and <br /> exterior storage areas and individual 30 or 40-gallon gas water heaters. All units will <br /> have kitchens with garbage disposals, oven/ranges, refrigerators and counters. Three <br /> bedroom units will have one and a half baths and the four bedroom townhomes will <br /> have two full baths. The floor coverings will be of stain-resistant carpeting with vinyl <br /> floors at the entry, kitchen, bath and utility areas. <br /> The site plan is designed to complement and mix in with the surrounding neighborhood. <br /> ACLC has revised its plan on four occasions to accommodate requests from the <br /> neighboring community. The plan now features a row of two-bedroom flats along the <br /> south end of the project adjacent to the single-family homes along Del Rio. <br /> The existing trees along the east side of the property will be retained to the extent <br /> possible to provide mature vegetation and shade for the four-bedroom townhomes on <br /> the east side of the complex. Finally, all units will have back yard patio areas - the site <br /> plan calls for at least 15 foot back yards which far exceeds the zoning set-back <br /> minimum of five feet. <br /> The plan also now features reduced density to compared to the original plans. Instead <br /> of 36 units over 2.75 acres (when the single-family residence portion of the parcel was <br /> not included), ACLC has listened to the neighbor's concerns and has reduced the <br /> number of units to 33 and increased the acreage to 3.01 acres. The proposed project <br /> now will feature a density of 11 units per acre, which is close to the 10 unit per acre <br /> density of Towery Court which is located directly north of Cabernet Townhomes. <br /> The California Department of Transportation (CalTrans) is currently realigning traffic <br /> along Interstate 5 to the west of the development, so traffic along Plymouth Road will <br /> no longer enter the interstate near to the complex. Further, CalTrans is constructing a <br /> sound wall which will mitigate the sound impact upon the project. <br /> Cabernet Townhomes will complement surrounding neighborhood land uses. The <br /> project features an attactive townhome design, relatively low density for the zoning <br /> designation (C-R) and ample parking for the residents. <br />
