a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the following project to be completed in two <br /> phases as shown on the Site Plan dated January 19, 2001. Phase one shall be <br /> completed within the first eighteen months and phase two shall be completed four <br /> and one half (4 1/2) years after the effective date of approval. (Use Type: <br /> Agricultural Processing: Preparation Services) <br /> (1) Phase one (1) includes: <br /> A. The construction of a 4731 sq. ft. cold storage building <br /> B. The construction of a 714 sq. ft. machinery room <br /> (2) Phase two (2) includes: <br /> A. The construction of a second 4731 sq. ft. cold storage building <br /> c. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The two proposed cold storage buildings and machinery building must remain at <br /> a minimum of ten (10) feet from the east and west property lines, and at least <br /> thirty (30) feet from the north and south property lines. (Development Title <br /> Section 9-610.5) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A total of twenty-nine (29) parking spaces shall be provided, including two (2) <br /> handicap accessible spaces, one of which shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). The parking spaces must be completed during Phase one. (One (1) <br /> space is required for every 1,000 feet of building area). (Development Title <br /> Section 9-1015.3) <br />
