The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> a forty-two (42) foot wide right-of-way from the centerline of French Camp Road to the <br /> property across the parcel's frontage. (A $280.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) (The fee <br /> due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for French Camp Road and Ponderosa Road shall be <br /> constructed in conformance with the standards for one-half of an eighty four-foot right-of- <br /> way Minor Arterial street. The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $325.00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an <br /> option, the Department of Public Works will prepare the drawing and estimate for an <br /> additional fee of$140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $182.82 per <br /> daily trip end generated in the Stockton area of building designated as Religious <br /> Assembly. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A credit may be <br /> allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 23, 1990.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $456.00 per 1,000 gross square foot of building designated as Service Commercial. The <br /> fee shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br />
