UP-01-5 OF HERSHEY <br /> JOHNSON (C/O T. DANIEL PLACE, SR.) <br /> The applicant has submitted a Use Permit Pre-application for a 300 person community <br /> church (Use Type: Religious Assembly-Community). An 8,972 square foot religious <br /> assembly building has been proposed which will include two (2) auditoriums attached <br /> through a common lobby. The project will utilize the entire 3.5 acre parcel of land for the <br /> building, parking, storm drainage and landscaping. <br /> This site is located on the southwest corner of Ponderosa Street and French Camp <br /> Road, French Camp. This project site is located within the unincorporated portion of the <br /> French Camp Urban Community. <br /> The Community Development Department has reviewed this item and offers the <br /> following comments: <br /> General Plan and Zoning <br /> The site is designated R/L (Residential-Low Density) on the General Plan and is zoned <br /> AU-20 (Agriculture-Urban Reserve). Religious Assembly-Community, may be <br /> conditionally permitted in the AU-20 zone with an approved Use Permit. Growth <br /> Accommodation Implementation, as stated in Volume I of the General Plan, Chapter IV- <br /> A[1], page IV-11, requires that uses in the AU zone be consistent with the underlying <br /> General Plan designation. This use type may be conditionally permitted in the R-L zone, <br /> and is therefore consistent with the underlying R/L General Plan designation. <br /> Public Services <br /> For infrastructure service provided by a non-county agency, a will-serve letter will be <br /> required indicating that the supplier will provide services to the site. The applicants have <br /> indicated that the City of Stockton will provide the water services. <br />
