PROPOSED DEVELOPMENT <br /> We understand the parcel size is approximately 3.5 acres and the Assessor's Parcel <br /> Number(APN) for the project site is 193-140-08. The proposed project will consist of <br /> constructing a church facility. The building will consist of two (2)meeting rooms with a seating <br /> capacity of 186 each and a restroom fac ity. No kitchen facility is planned. A paved parking <br /> area, storm water detention pond, on-site septic system, and public water service is planned. <br /> Two onsite agricultural wells will remain to serve the irrigation needs of the landscaping and be <br /> available for monitoring ground water if required. /R' <br /> III. PRESENT AND PAST USE OF THIE�SITE <br /> The site is presently fallow agricultural property. We understand that the site has been <br /> used in the past for agriculture, equipment storage, and possibly a home site. The Weston Ranch <br /> Congregation of Jehovah's Witnesses purchased the property this year. The name of the past <br /> owner and other details regarding the history are unknown. <br /> The property is currently zoned AU20 and R-L according to the San Joaquin Community <br /> Development property information search(http://www.co.san-joaquin.ca.us/ <br /> commdev/cgi-bin/default.exe#null), the property is Agriculture-Urban Reserve and Low Density <br /> Residential for 2010 zoning. <br /> The Agriculture-Urban Reserve(AU) Zone, described by the San Joaquin Community <br /> Development Department, is intended to retain in agriculture those areas planned for future urban <br /> development in order to facilitate compact, orderly urban development and to assure the proper <br /> timing and economical provision of services and utilities. This zone also is intended to <br /> implement the Agriculture-Urban Reserve land use category of the General Plan, R-L Zone. <br /> The Low Density Residential (R-L) Zone, described by the San Joaquin Community <br /> Development Department, is intended to provide for neighborhoods consisting of detached, <br /> single-family residences, located within or immediately adjacent to population centers which are <br /> served by a public w�upply, sanitary sewer sx tem, and similar facilities and services.
