Under the GA zone regulations, commer- <br /> cial nurseries , agricultural warehousing, agricultural <br /> services, and certain agricultural sales uses are permissible . <br /> The proposed use incorporates aspects of each of the use types <br /> just listed. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use : <br /> With the project ' s orientation to agriculture, an agricultural <br /> setting would be appropriate as long as the operation of the <br /> project does not create conflicts with other established land <br /> uses in the vicinity. The Prescott Road area is devoted to <br /> large acreage orchards and field crops and a few scattered <br /> residences along the road frontage . There is one residence on <br /> the adjacent parcel east of the project site . There is no <br /> information on record that would indicate the potential of a <br /> land use conflict with the neighboring residential use . <br /> The hours of operation will be Monday through Saturday from <br /> 7 : 00 a.m. to 6 : 00 p.m Total employment will equal 10 to 15 <br /> persons. The project will generate 5 to 10 customers per day <br /> at the site. The distribution activity will not involve more <br /> than 15 incoming truck trips and 15 outgoing truck trips on a <br /> daily basis. Conditions of approval have been developed to <br /> ensure that the intensity of land use does not increase to a <br /> point that will create land use conflicts in the project vici- <br /> nity . <br /> The types of products typically stored at the distribution <br /> center include lawn, garden, and agricultural chemicals , red- <br /> wood planters, lawn seeds, turf , ornamental chemicals , bag fer- <br /> tilizers , agricultural chemicals, and liquid fertilizers . The <br /> handling and storage of some of these products will be subject <br /> to regulations administered by the Local Health District and <br /> the Regional Water Quality Control Board. <br /> Traffic/Circulation: <br /> With the traffic volume projections provided by the appliant , <br /> it does not appear that the project presents significant <br />
