The Department of Public Works <br /> has developed conditions of approval regarding frontage impro- <br /> vement requirements at Prescott Road. <br /> FACILITIES/SERVICES : <br /> Sewage Disposal : <br /> The applicant proposes to provide domestic sewage disposal by <br /> installation of a septic tank and leach field system. The <br /> system must meet the requirements of the Local Health District . <br /> Water Supply: <br /> The applicant proposes to provide water by an on-site well . <br /> The Manteca-Lathrop Rural Fire District notes that the project <br /> must conform to Uniform Fire Code standards . The water system <br /> must be approved under permit by the Local Health District . <br /> Storm Drainage : <br /> The applicant proposes to provide storm water drainage by an <br /> on-site pond. The storm water drainage system is subject to <br /> improvement plan approval by the Department of Public Works . <br /> The Health District notes that the discharge of industrial or <br /> liquid waste into the storm water pond or into the orchard will <br /> be prohibited. <br /> For the proposed shop, the Health District notes that an oil/ <br /> sand separator and an above-ground lined evaporation pond will <br /> be required if floor drains are necessary for the shop use. In <br /> addition, the District that the Regional Water Quality Control <br /> Board' s approval will be required for the liquid fertilizer <br /> storage tank farm and wash pad and recycling use . <br /> HAZARDS/CONSTRAINTS : <br /> Water Quality: <br /> The water quality concern is that the groundwater could be con- <br /> taminated if product breakage or spillage occurs and chemicals <br /> percolate through the earth into the aquifer . The potential <br /> for groundwater contamination does not appear to be signifi- <br /> cant . The products to be stored in the warehouses will be in <br /> packaged containers and will be handled through a palletized <br /> operation. The warehouses will have concrete floors and <br /> drains . None of the warehouse related activities will be con- <br /> ducted outside an area that is not improved with an impervious <br /> ground surface. <br />
