Item No. 6 <br /> PC : 10-6-88 <br /> UP-88-32 <br /> Page 6 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be <br /> implemented prior to the issuance of an occupancy permit . <br /> 1 . Planninq Division: <br /> a. The business identification sign shall be placed outside <br /> the 30-foot front yard setback line. <br /> b. Outdoor lighting shall not illuminate adjacent properties <br /> or the public road right-of-way. <br /> c . The project ' s truck traffic shall be limited to not more <br /> than 15 incoming trips and 15 outgoing trips daily. For <br /> purposes of this condition, trucks are defined as those <br /> having in excess of three tons gross vehicle weight . <br /> d. The applicant shall include in the improvement plan <br /> details of a contingency landscaping plan. The areas to <br /> be included in the landscaping plan shall be those adja- <br /> cent to the north, east , and south property lines . If the <br /> existing orchard is removed from these areas, the appli- <br /> cant shall implement the landscaping plan under the sche- <br /> dule approved by the Planning Director . <br /> 2 . Department of Public Works: <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . Drainage shall <br /> be retained on-site . <br /> b. The frontage improvements for Prescott Road shall be <br /> constructed in conformance with the standards for one half <br /> of a 50-foot right-of-way farm or estate type street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Improvement <br /> Plan and issuance of a Building Permit . A $250 .00 fee is <br /> required for processing, per Ordinance No. 3337 . <br /> c . An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> 3 .
