R-89-161 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be imple- <br /> mented prior to the issuance of an occupancy permit . <br /> 1. Planning Division : <br /> a . The business identification sign shall be placed outside the <br /> 30-foot front yard setback line . <br /> b . Outdoor lighting shall not illuminate adjacent properties or <br /> the public road right-of-way . <br /> C . The project ' s truck traffic shall be limited to not more than <br /> 15 incoming trips and 15 outgoing trips daily. For purposes <br /> of this condition, trucks are defined as heavy-duty diesel <br /> truck tractors that are equipped to transport either a single <br /> 45-foot trailer or a set of double trailers . <br /> d . The applicant shall include in the improvement plan details <br /> of a contingency landscaping plan. The areas to be included <br /> in the landscaping plan shall be those adjacent to the north, <br /> east , and south property lines . If the existing orchard is <br /> removed from these areas , the applicant shall implement the <br /> landscaping plan under the schedule approved by the Planning <br /> Director . <br /> 2 . Department of Public Works : <br /> a . An Improvement Plan, prepared by a Registered Civil engineer , <br /> showing drainage , driveway access details , onsite parking , <br /> and grading shall be submitted to the Department of Public <br /> Works for approval . Drainage shall be retained on-site . <br /> b. The frontage improvements for Prescott Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way farm, or estate type, street . The <br /> construction of the frontage improvements may be deferred at <br /> the option of the Department of Public Works , in which event <br /> the owner shall execute a Deferred Frontage Improvement <br /> Agreement prior to approval of the Improvement Plan and <br /> issuance of a Building Permit . A $250 . 00 fee is required for <br /> processing , per Ordinance No. 3337 . <br /> C . An encroachment permit shall be required for work within the <br /> road right-of-way. <br /> 3 . Local Health District: <br /> a . Construct an individual domestic water well under a well per- <br /> mit and inspection by the Health District , or recondition the <br /> UP-88-32 ( POZAS ) -2- R-89-161 <br />
