Item No. 3 <br /> PC: 5-7-92 <br /> SA-92-25 <br /> Page 7 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for a liquid fertilizer storage and mixing facility consisting of six <br /> 30,000-gallon storage tanks, one 20,000-gallon mixing tank, and a concrete loading pad. <br /> b. Unless otherwise specified, the approved use shall continue to be subject to the <br /> Conditions of Approval of Use Permit Application No. UP-80-9. <br /> C. An Improvement Plan, prepared by a Registered Civil Engineer, showing details of the <br /> pad and containment facilities for the approved use, the additional parking space, and <br /> drainage details shall be submitted for approval. One copy of the Improvement Plan shall <br /> be submitted to the Development Services Division for distribution to the involved County <br /> departments. A Plan Check fee will be required. <br /> d. One additional automobile parking space shall be required for the employees associated <br /> with the approved expansion. The parking space shall be paved and permanently <br /> maintained with concrete or asphalt concrete, be sized consistently with Section 9-3702 <br /> of the Planning Title, and be shown on the Improvement Plan. Bumper guards shall be <br /> provided where necessary to protect adjacent structures or properties. <br /> e. All parking, driving, and maneuvering areas associated with the approved use shall be <br /> paved and permanently maintained with concrete or asphalt concrete and be shown on <br /> the Improvement Pian. <br /> f. Use of the gate on the adjacent (east) property for secondary access to the site shall be <br /> subject to providing written consent from the property owner and paving the driving and <br /> maneuvering areas. Details shall be shown on the Improvement Plan. If these two <br /> requirements are not met, the gate shall not be used and shall remain padlocked. <br /> g. The approved liquid fertilizer storage area shall be contained to prevent its runoff from <br /> entering the storm water retention pond. Details shall be included on the Improvement <br /> Plan. <br />
