The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> i. No new signs shall be permitted as a part of this approval. <br /> j. All construction and improvements shall conform to the approved Site Plan and the <br /> Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a Dedicate a 30-foot-wide right-of-way from the centerline of Priest Road to the property line <br /> across the frontage of APN 193-220-02. (Planning Title Section 9-2143) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fees currently are $1,365.00 <br /> per 1,000 gross square feet of building designated as'VVarehouse,' $1,075.00 per 1,000 <br /> gross square feet of building designated as'Manufacturing,'or$279.59 per daily trip-end <br /> generated in the Stockton area If no building permit is required, the fee will be exempt. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304 and R-91-1025) <br /> C. An encroachment permit shall be required for work within the road right-of-way. A staging <br /> area for trucks using the site shall be created outside of the road right-of-way to prevent <br /> truck parking within the traveled way, or the truck scale on the site shall be closed to the <br /> public. (Streets and Highway Title Section 10-0103) <br /> d. The frontage improvement for Priest Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way industrial street. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $250.00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> Public Works for approval. As an option, Public Works will prepare the drawing and <br /> estimate for an additional fee of $100.00. (Planning Title Section 9-2143) <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable at the time of building permit application. The fee currently <br /> is $88.89 per 1,000 gross square feet of building designated as 'Warehouse' or <br /> 'Manufacturing.' If no building permit is required, the fee will be exempt. The fee shall <br /> be automatically increased January 1 of each year at the rate of 6.9 percent. An <br /> additional 3.5 percent shall be added to the fee upon payment for processing and <br /> administering the program. (Resolution R-91-327) <br />
