PA-1200126 OF WATTS TRUST (C/O MIKE <br /> SMITH ENGINEERING)(APN: 051-120-36, -62)(17036 NORTH LOCUST TREE <br /> ROAD, LODI) <br /> This project is a Use Permit application to expand the production capacity of an existing small <br /> winery into a large winery in two phases over a ten year period and to add 30 marketing events <br /> for the winery. The production capacity would increase from 36,000 gallons of wine per year to <br /> 200,000 gallons of wine per year. Phase One includes the construction of six 3,000 gallon tanks <br /> and the addition of thirty marketing events per year with a maximum attendance of 100 people per <br /> marketing event. Phase Two includes the construction of a 12,000 square foot case and barrel <br /> storage building and a 2,500 square foot wine tasting room. (Use Type: Wineries and Wine <br /> Cellars-Winery, Large) <br /> There is an existing residence and farm labor mobile home that will continue to operate and are <br /> not a part of this project. <br /> The project site is located at the southeast corner of State Route 12 and Locust Tree Road, east <br /> of Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and OS/RC (Resource <br /> Conservation) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the application and has the following <br /> comments: <br /> Background <br /> On October 27, 2003, the Community Development Department approved Site Approval <br /> application No. PA-0300388 for an off-site wine cellar (Use Type: Wineries and Wine Cellars- <br /> Wine Cellar, Off-Site). <br /> On August 26, 2008, the Community Development Department approved Site Approval <br /> application No. PA-0800182 to convert the off-site wine cellar into a small winery (Use Type: <br /> Wineries and Wine Cellars-Winery, Small). <br /> No marketing events were proposed with either application. <br /> 1 <br />
