CONDITIONS OF APPROVAL <br /> SA-98-74 <br /> Eagle Enterprises <br /> Site Approval Application No. SA-98-74 was approved by the San Joaquin County Community <br /> Development Department on January 4, 1999. The effective date of approval is January 14, 1999. <br /> This approval will expire on July 15, 2000, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force,and(3)all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (StaffContact: KaiLuoma,468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIALBUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping,signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST for details). A fee is required for the <br /> Site Plan review. (DevelopmentTitle Section 9-884) <br /> b. APPROVED USE: This approval is for a personal mini-storage facility consisting of five <br /> enclosed storage buildings ranging from 3,300 square feet to 16,400 square feet, a 15,840- <br /> square-foot covered parking area, and a 2,800-square-foot office/residence building, as <br /> shown on the Plan submitted November 30, 1998. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. SETBACKS: The following setbacks apply: <br /> (1) A twenty (20) foot front, street side, and rear yard setback shall be maintained. <br /> (DevelopmentTitle Section 9-410.5) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or <br /> properties. (DevelopmentTitle Section 9-1015.5[e)) <br /> (2) A minimum of four (4) parking spaces shall be provided, including one (1) van <br /> accessible space, as shown on the plan submitted November 30, 1998. <br /> Conditions of Approval 1 - SA-98-74 <br />
