FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a <br /> minimum of ten (10)feet from the property line unless there are at least sixteen(16) <br /> feet between the property line and the edge of the traveled roadway, in which case <br /> the setback requirement is waived. <br /> (2) All fencing shall comply with DevelopmentCode Section 9-1022. <br /> k. SIGNS: Signs shall comply with the following: <br /> (1) All portions of any sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any comer cut-off(snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> (2) Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. <br /> I. BUILDING CODE REQUIREMENTS: The following building code requirements apply: <br /> (1) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title <br /> 24). <br /> (2) The existing structure exceeds the allowable floor area permitted by the Uniform <br /> Building Code for an S-1 occupancy and V-N type of construction. The building <br /> shall be provided with an automatic fire sprinkler system, change type of <br /> construction,or separated into conforming areas with area separation wall(s). <br /> (3) There shall be forty(40)feet between buildings,or provide one-hour construction on <br /> the adjacent face of one building. <br /> M. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of <br /> A. Appendix I I I-A of the Uniform Fire Code(public water mains). <br /> B. NFPA 1231 of the National Fire Code(static water supply). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform <br /> Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire <br /> Code and the appropriate standards and guides adopted in Chapter 35 of the <br /> California Building Code and the California Electrical Code. <br /> (4) All valves controlling the water supply for automatic fire sprinkler systems and <br /> water-flow switches shall be monitored in accordance with Section 904.3.1 of the <br /> California Fire Code. <br /> Conditions of Approval -3 - SA-98-74 <br />
