Annexation to Wilkinson Manor Maintenance District shall be <br /> completed, prior to occupancy, to provide for the operation, <br /> maintenance and improvement of water and storm drainage <br /> facilities . At the present time, buy-in fees for water is <br /> $2 , 028 . 75 per acre and for storm drainage is $1, 127. 50 per acre if <br /> the existing storm drain system is used. The fee will be adjusted <br /> every January and July of each year. Annexation buy-in fees for <br /> the water system can be reduced by the value of the improvements <br /> constructed up to the amount of the buy-in fee. (No credit for <br /> improvements which exceed the fee. ) <br /> (Development Title Section 9-1100.5) <br /> 4 . Hydraulic analyses shall demonstrate, through the use of <br /> hydrologic and hydraulic analyses used in the development of <br /> the Community Flood Insurance Studies, that all property, both <br /> downstream and upstream of the discharge, will not be subject <br /> to a higher flood level as a result of the proposed drainage. <br /> (San Joaquin Flood Control and Water Conservation District Interim <br /> Flood Hazard Reduction Policy is attached. ) <br /> 5 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of building <br /> permit application. (The fee currently is $160 . 04 per daily <br /> trip-end generated in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> (Resolutions R-90-304 , R-91-1025, R-93-167, R-94-179, R-95-650 and <br /> R-96-592) <br /> 6 . The Water Supply Facilities Impact Mitigation Fee will be required <br /> for this development . The fee is due and payable prior to <br /> issuance of the building permit . The fee currently is $147.00 <br /> per 1, 000 gross square foot of building as Warehouse. The fee <br /> shall be automatically increased on January 1 of each year through <br /> the year 2005 at the rate of 7 .66 percent . <br /> (Development Title Section 9-818 .4 and Resolutions R-91-327, <br /> R-94-185 and R-97-5) <br /> 7 .
