State Route u e 99, Stockton, California. The protect is in a rural residential <br /> 4 area with some commercial development in the area. The subject property has a <br /> l ' mixed zone of commercial and rural residential. The project parcel number is <br /> APN 086-070-34. The subject parcel contains a restaurant, an old ghost town and <br /> a dance hall/lounge. <br /> F1 <br /> 1.2 Description of proposed development: The purpose of this project is to rezone <br /> the subject parcel from RIR (Rural Residential) to Commercial and also apply for a <br /> F! General Plan Amendment. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> F (� <br /> 1.4 Site Map: (See Appendix). <br /> F. 2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Granite Bay Holdings, has owned the property for more than four <br /> Fi months. The past use of the property has been a restaurant, a dance hall/lounge, and an <br /> old ghost town. The property presently is not in use and the existing facility will be demolished <br /> and developed as a personal storage facility. clu1�7�� j�`Z-r.47 <br /> AZSi,4�.=-6 <br /> F <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> a Commercial zoned parcel. When the parcel is developed as a commercial project, a septic <br /> system will be required and built based on the San Joaquin County requirements. The existing <br /> facility operates with a septic system. <br /> Fj` 3.2 Site Septic Permit History: Research for on-site septic permits is included in the appendix. 6 T) <br /> 3.3 Discussion of on-site septic repair history: As shown in the Appendix, there are numerous <br /> permits for general repairs/additions to the commercial septic system. (3-3� <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: There is no public <br /> C3 sewer in the vicinity. All existing parcels are served by septic systems. See the appendix for <br /> permit history. Septic systems have been built using standard practices of tanks, leach lines C��� <br /> and pits. <br /> t ] <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> F Joaquin County Environmental Health Department records, the septic systems in this general 0 <br /> area range in installation dates from forty years ago to present.
