PA-0700365 OF GRANITE BAY <br /> HOLDINGS, LLC (CIO DILLON & MURPHY) (ADDRESS: 10420 N. <br /> STATE ROUTE 99 EAST FRONTAGE ROAD, STOCKTON) (APN: 086- <br /> 070-34) <br /> The applicant has submitted the above referenced Site Approval application for a full <br /> service indoor recreational vehicle storage facility only, no repairs on the recreational <br /> i vehicles will be performed on site. The project includes a 4,000 square foot office and <br /> lobby building, a 100,000 square foot recreational vehicle storage facility, a 1,500 square <br /> foot recreational vehicle car wash structure, and a 1,500 square foot recreational vehicle <br /> ehicle <br /> fueling structure. (Use type: Equipment Sales and Repair-Leisure). <br /> The 12.31 acre project site is located on the east side of N. State Route 99 East <br /> Frontage Road, 150 feet north of Quashnick Road east of Stockton. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Existing Structures i <br /> The proposed project site formerly known as "Pollardville" contains numerous buildings <br /> such as the Silverado Showboat Saloon, Chicken Kitchen, a small store front, a ghost <br /> town with seven buildings, and a miniature train. "Pollardville" has since been closed and <br /> the applicant proposes to demolish the existing buildings to make room for the proposed <br /> project. The applicant shall be required to obtain a demolition permit as a condition of <br /> approval for this project. <br /> Site Plan <br /> The project site is located on a mixed zone parcel of C-C (Community Commercial) and <br /> R-R (Rural Residential). The C-C portion of the project extends to a distance of 553 feet <br /> from the front property line of the parcel. The site plan will need to be revised to reflect <br /> the correct limits of the C-C portion of the project. <br /> 1 <br />
