REVISED CONDITIONS OF APPROVAL <br /> U P-00-8 <br /> Pollard <br /> Revisions of Approved Actions for Use Permit Application No. UP-00-8 was approved by the San <br /> Joaquin County Planning Commission on February 20, 2003. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jim Van Buren, 468-2374) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) (Phasing: As required) <br /> b. APPROVED USE: This approval is to add restaurant services and theatrical performances in an <br /> existing live entertainment/dance bar, establish a ghost town outdoor historical walking amusement <br /> area, add an outdoor group functions area, add retail sales in various existing buildings, add guided <br /> tours, and allow semi-annual special events. <br /> (1) Phasing Approvals Schedule Two (2) By December 31, 2003, <br /> (2) Phasing Approval Schedule Three (3) by December 31 2004, <br /> (3) Phasing Approval Schedule Four (4) by December 31 2005, <br /> (4) Phasing Approval Schedule Five (5) by December 31 2006. <br /> (5) New Restrooms, (under construction) <br /> (6) 720 Sq. ft Children Saloon, Phase Two. <br /> (7) 505 sq. ft J. J. Flash Building, Phase Three, <br /> (8) 125 Sq. ft Bank portion of J. J. Flash Building, Phase Three, <br /> (9) 127 Sq. ft General Store, Phase Four, <br /> (10)Gazebo Picnic Area.
