(Phasing: Existing) <br /> (19)Semi-annual Special Events: The events shall consist of a two-or three-day special event <br /> with a maximum 300-person capacity on the site at any one time. Hours of operation shall be <br /> 10:00 a.m. to sunset. The semi-annual special events shall require an Improvement Site <br /> Plan approval from all applicable departments for each of the semi-annual events as each <br /> one is scheduled. The Improvement Plan will address any health, safety, or welfare issues <br /> that arise from these events. (Phasing: Existing as needed) <br /> (20)Restaurant Services and Theatrical Performances: The dinner theater(#2 on Site Map) <br /> hours of operation shall be 12:00 p.m. to 11:00 p.m., Monday to Thursday and 6:00 p.m. to <br /> 11:p.m. on Friday, Saturday, and Sunday. During the hours the dinner theater business is <br /> operating, the dance bar business shall not operate. To the rear of the dinner theater(#2a on <br /> the Site Map), the theater storage area use is approved. The applicant shall obtain permit <br /> approval from all applicable departments. (Phasing: Phase Three) <br /> (21)New Restrooms: Construction of new restroom complex for use of the Historical Amusement <br /> area and Palace Showboat building area. (Under construction) <br /> (22)Ghost Town Historical Amusement Area: The self-walking amusement area shall open no <br /> earlier than 9:00 a.m. and shall close at sunset. The streetscape will encompass static <br /> display buildings, static displays of farm equipment, retail shop buildings, and small farm <br /> animals (chickens or similar animals). The display of small farm animals(limited to one <br /> dozen) shall be kept 40 feet from all property lines. Areas not meant to be accessible to <br /> amusement guests shall be fenced. The applicant shall obtain permit approval from all <br /> applicable departments. (On-going) <br /> (23)Retail sales are approved in the following structures during amusement area hours (see#on <br /> Site Plan). <br /> A. 277.5 sq.ft. portion of general store (#5), Phase Four. <br /> B. 505 sq. ft. portion of J.
