Bumper guards shall be provided where necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5) <br /> 2) Obtain parking agreements from the two adjacent churches for overflow and <br /> off-hours parking. <br /> f. LIGHTING: lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5(g)) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5(g)(4) ) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) All existing landscaping shall be maintained in accordance with <br /> Development Title Section 9-1020. <br /> h. BUILDING INSPECTION DIVISION: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) All display buildings in the "Ghost Town" area that have been converted to <br /> retail sales shall comply with all current code requirements, including disabled <br /> access and structural integrity. These plans shall be prepared by a licensed <br /> architect or registered engineer. <br /> 2) If the buildings are only for display purposes, the public shall not have access <br /> inside the buildings. Walkways and ramps leading to these buildings shall <br /> comply with all disabled access requirements. All unsafe conditions related <br /> to the display buildings must be corrected. <br /> 3) All public use areas shall be made accessible. The wooden sidewalks shall <br /> not be open to the public. <br /> 4) Provide restrooms that comply with all disabled access requirements. <br /> 5) The continued use of the "Hotel' as retail sales and an apartment shall <br /> require the building to be brought to current code, which includes a structural <br /> analysis, occupancy separation, and disabled access. <br /> 6) When the existing storage area attached to the "Show Boat' is converted to a <br /> museum, all current code requirements shall be met. If converted to a <br /> museum, the building would exceed the allowable area and would have to be <br /> fire-sprinklers or divided by area separation walls. <br />
