7) An inspection will be required of the "Stage Line" building to determine the <br /> structural adequacy and proper classification. <br /> 8) The gazebo that was built without permits is structurally inadequate and must <br /> be removed or repaired with the appropriate plans submitted. <br /> 9) Buildings east of the ghost town shall be removed or comply with all code <br /> requirements for the proposed use. <br /> i. FIRE MARSHAL: The following Uniform Fire Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> 1) Provide material approved by the State Fire Marshal for the canopy over the <br /> concrete slab next to the gazebo. If the canopy is made permanent, a <br /> building permit is required; if it is temporary, a fire permit is required <br /> (temporary use is only allowed for 180 days out of a 12-month period)' <br /> 2) Rubbish, tree trimmings, and debris shall be removed. Combustible <br /> vegetation shall be maintained at a height of no more than four inches. <br /> 3) Fire extinguishers shall be serviced annually and spaced so that travel <br /> distance is not greater than 75 feet (2A10BC minimum). <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Gabriel Karam, 468- 3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4 and 9-1145.5) <br /> b. The driveway approach, unless already paved, shall be improved in accordance <br /> with the requirements of San Joaquin County Standard R-17 prior to issuance of <br /> the occupancy permit. (Development Title Section 9-1145.5) <br /> c. The Traffic Impact Mitigation Fee may be required for this development. The fee <br /> is due and payable at the time of Final Site Plan approval. The fee is currently <br /> $167.69 per additional daily trip-end generated in the Stockton area. The fee <br /> shall be automatically July 1 of each year by the Engineering construction Cost <br /> Index as published by the Engineering News Record. (Resolution R-96-592) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building <br /> permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
