LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings,parking,driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Six (6) trees <br /> shall be planted and evenly spaced throughoutthe parking lot. <br /> SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northeastern <br /> corner of the property line of the adjacent neighbors to the east. The following note shall be <br /> recorded against the property in lieu of constructing the wall at the present time: <br /> A. The owners of this property agree to construct a six (6) to seven (7) foot masonry wall if <br /> either of the following situations occur: (1)the adjacent property owners to the north request <br /> construction of the wall, or (2) if that property is sold and the new owners request <br /> construction of the wall If either situation arises, the owners of the landscaping business <br /> have the option to remove the trees where the wall would be constructed in order to maintain <br /> all usable space of the property. <br /> Conditions of Approval - 2 - SA-01-73 <br />
