1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a landscaping services business as shown <br /> on the Plan dated September 17, 2001. This will include the following: <br /> 1) Construction of a 4,000 square foot warehouse building <br /> 2) Use of one 1,740 square foot residence (with option of office conversion per <br /> U.B.C. requirements) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, the Improvement Plan must be submitted within 60 days of the <br /> approval date. All Conditions of approval must be satisfied within 6 months of the <br /> approval date. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Trailers may be parked on aggregate base. Bumper guards shall be provided <br /> when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5[e]) <br /> 2) A minimum of twenty-nine (29) parking spaces shall be provided, including <br /> two (2) accessible spaces, one of which shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). ( 2 spaces are required for the site and 0.67 spaces are required for <br /> every employee.) (Development Title Section 9-1015.3) <br />
