SA-01-73 OF RANDY & MARIE <br /> BECKER AND JAMES WELCH (APN: 059-160-62) (11706 N STATE <br /> ROUTE 99 EAST FRONTAGE ROAD, LODI) <br /> The applicants are proposing to establish a landscaping service business (Use Type: <br /> Nursery Sales & Services-Landscaping Services). The project includes the use of an <br /> existing 1,740 square foot single family residence and construction of a 4,000 square <br /> foot warehouse. <br /> The property is located on the east side of State Route 99 east frontage road, 1,100 feet <br /> north of Eight Mile Road, northeast of Stockton. The parcel is 1.69 acres, has a General <br /> Plan designation of A/G (General-Agriculture) and is zoned AG-40 (General-Agriculture- <br /> 40 acre minimum). The site is adjacent to Bear Creek to the north, a single-family <br /> residence to the east, and vacant agricultural land to the south. <br /> Screening <br /> The applicants have indicated that they would like to include as a condition of approval, <br /> requirements for planting trees along the property lines of their parcel. <br /> The Community Development Department has reviewed the Site Approval application <br /> and offers the following comments: <br /> Site Approval Application No. SA-01-73 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br />
