The church will be constructed in five (5) phases over a twelve <br /> i (12) year period. Phase I includes the construction of one 12,500 square foot classroom <br /> building with an assembly hall to serve 350 people. Services will be held in this building <br /> until completion of Phase V. Phase II (building permits to be issued within four years <br /> t from the effective date of approval) includes the construction of one 6,000 square foot <br /> classroom building and a 2,400 square foot maintenance building. Phase III (building <br /> permits to be issued within six years from the effective date of approval) includes the <br /> construction of a 6,200 square foot administration building. Phase IV (building permits to <br />+ be issued within eight years from the effective date of approval) includes the <br /> construction of a 16,000 square foot multi-purpose building. Phase V (building permits <br /> to be issued within twelve years from the effective date of approval) includes the <br /> construction of a 34,000 square foot church sanctuary. The site currently has two <br /> existing single family residences, a detached garage, and a shed. <br /> The 17.08 acre parcel is located along a 250 foot easement east of State Route 99 East <br /> Frontage Road, 1,200 feet north of Eight Mile Road, northeast of Stockton. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> AG-40 (General Agriculture—40 acre minimum). <br /> The Community Development Department has reviewed the proposed Use Permit <br /> Application and offers and the following comments: <br />
