The owner/developer should dedicate right-of-way and install complete frontage <br /> improvements on Eight Mile Road, within the limits of the site, consistent with the <br /> adopted Eight Mile Road Specific Plan including, but not limited to, curb, gutter, <br /> sidewalk, driveway installation, pavement widening and street lighting. Said right-of-way <br /> dedication and frontage improvements should be installed priorto occupancy underthe <br /> proposed use. Should installation of these improvements prove not practical due to <br /> existing physical constraints, the owner/developer should enter into and record a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. <br /> 4. All parking and travel areas should be paved with all-weather surfacing to avoid tracking <br /> mud or dirt onto the public roadway. <br /> 5.
