PHASE ONE WILL <br /> CONSIST. OF A 34,000 SQUARE FOOT CHURCH SANCTUARY. PHASE TWO WILL <br /> CONSIST OF A 2,400 SQUARE FOOT MAINTENANCE BUILDING. ACCESS WILL BE <br /> PROVIDED VIA AN EASEMENT OFF OF EIGHT MILE ROAD AND NORTH STATE ROUTE <br /> 99 EAST FRONTAGE ROAD. THE PROPERTY IS ZONED AG-40 (GENERAL <br /> AGRICULTURE, 40-ACRE MINIMUM) AND THE GENERAL PLAN DESIGNATION IS A/G <br /> (GENERAL AGRICULTURE) <br /> 11130 N. STATE ROUTE 99 E. FRONTAGE ROAD (APN 059-260-58) (PA-0600287)(UP) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1 . Due to sight distance limitations and other traffic design variables, access to the site via <br /> the State Route 99 East Frontage Road should not be allowed. Access should be <br /> limited to the proposed Eight Mile Road location. <br /> 2. Improvement alternatives identified in the roved Project Stud Report for the <br /> p pp J Y p <br /> proposed Eight Mile Road/State Route 99 Interchange improvement area indicate that <br /> there could be additional right-of-way requirements within the area of the proposed 50' <br /> access easement off the Hwy. 99 Frontage Road to accommodate the proposed <br /> interchange improvements.
