d. LOT LINE ADJUSTMENT: Recordation of a "Notice of Lot Line Adjustment" for the proposed Lot <br /> Line Adjustment is a prerequisite to obtaining approval for commencement of Phase IV or V <br /> Appiicant has no right, vested or otherwise, to proceed with Phase IV or V until said Notice of Lot <br /> Line Adjustment is recorded and all other prerequisites for Phase IV or V are met. <br /> e. ACCESS: Prior to issuance of a building permit for Phase I, an access easement agreement shall <br /> be provided granting access across A.P.N 059-260--60 for the benefit of A.P.N 059-260-58. <br /> f. PLAY AREA: If the play area is to be used at a night, a six foot sound wall shall be constructed <br /> around the western edge of the children's play area pursuant to the noise study conducted by J C <br /> Brennan &Associates, Inc. dated June 17, 2008 <br /> g. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> h BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> i. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> j. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) A minimum of 115 spaces shall be provided, including five (5) accessible spaces, one of <br /> which shall be van accessible, for Phase I. A minimum of 215 additional spaces shall be <br /> provided, including three (3) accessible spaces, for Phase V. The total number of spaces <br /> required at project completion is 330 parking spaces. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). (0.33 spaces are required for <br /> every seat.) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. Six (6) <br /> bicycle parking racks are required for Phase I and an additional eleven (11) bicycle parking <br /> racks are required for Phase V. The total number of racks required for Phase V is seventeen <br /> (17). (Development Title Section 9-1015.7) <br /> k. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty (20) feet wide. <br /> (Development Title Section 9-1015.5[h][1]) <br /> NOTE: If APN 059-260-60 is sold separately, an easement for access to APN 059-260-59 shall <br /> be retained. <br /> Conditions of Approval - 2 - PA-0600287 <br />
