Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a. BUILDING PERMIT. Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"SITE <br /> PLAN CHECK LIST'for details). A flee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a new church with a maximum seating capacity of 1,000 <br /> people (Use Type: Religious Assembly-Regional) as shown on the revised site plan dated July <br /> 11, 2008. The church will be constructed in five (5) phases over a twelve (12) year period. <br /> (1) Phase I includes the construction of one 12,500 square foot classroom building with an <br /> assembly hall for religious services to serve 350 people. <br /> (2) Phase lI (building permits to be issued within four years from the effective date of approval) <br /> includes the construction one 6,000 square foot classroom building and a 2,400 square foot <br /> maintenance building. <br /> (3) Phase III (building permits to be issued within six years from the effective date of approval) <br /> includes the construction of a 6,200 square foot administration building_ <br /> (4) Phase IV (building permits to be issued within eight years from the effective date of approval) <br /> includes the construction of a 16,000 square foot multi-purpose building. <br /> (5) Phase V (building permits to be issued within twelve years from the effective date of <br /> approval) includes the construction of a 34,000 square foot church sanctuary. <br /> c. WILLIAMSON ACT: The adjacent parcel (APN # 059-260-76) is currently under Williamson Act <br /> Contract No. 720122. The contract will expire on March 1, 2016. The contract shall expire prior to <br /> commencement of Phase IV or V. <br /> d.
