Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> SA-01-41 <br /> 4. The frontage improvements for French Camp Road shall be constructed in conformance with the <br /> standards for one-half of an eighty four-foot right-of-way as a minor arterial. The construction of <br /> the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior to <br /> approval of the Improvement Plan. (A$325.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the Department option,the Department <br /> of Public Works will prepare the drawing and estimate for an additional fee of$140.00.) (The fee <br /> due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $410.00 per 1,000 gross <br /> square foot of building designated as warehouse in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990.) <br /> (Resolution R-00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee <br /> is due and payable prior to issuance of the building permit. (The fee currently is $184.00 per <br /> 1,000 gross square foot of building designated as warehouse. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development <br /> has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> 9. There appears to be conflict of driveway around the building and freeway off/on ramp. Future <br /> property lines and set backs shall be shown properly. <br /> 10. The engineer shall submit a striyiny0mvement widening plan to resolve the sight distance issues <br /> noted in Caltrans letter dated June 29 2001 for approval by the County. <br /> GK:BN:to <br /> PS-1H100-TI <br />
