i <br /> 1 , INTRODUCTION <br /> Dillon & Murphy was retained by T&T Trucking to perform a Soil Suitability <br /> ` Study for the property located at 11396 N. Highway 99 Stockton, CA. The <br /> subject parcel number is A.P.N. 059-016-003. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study was performed according to the requirements of Section <br /> 10100 of San Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br />!, The property is currently zoned AG-40. The Tarditi property consists of a <br /> 15.87 acre parcel (see Appendix for map). It is purposed to do a rezone and <br /> general plan amendment, so in the future Mr. Tarditi can expand parking for the <br /> p P g <br /> trucking facility located on the property. There are no immediate plans for this <br /> expansion. <br /> 1111. PRESENT AND PAST USE OF THE SITE <br /> Presently the parcel consists of a trucking facility, a homesite, and a walnut <br /> orchard. <br /> Due to containment walls around the fuel storage area located at the <br /> trucking facility, the potential for contamination of soils or groundwater has been <br /> minimized. <br /> a <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> I have no knowledge of septic system failure on these parcels. <br /> In my research at San Joaquin County Environmental Health, their records <br /> yielded no permits issued to the site address of 11396 N. Highway 99. The only <br /> permits located were in the surrounding area (see Appendix). However, the <br /> existing homesite has a septic system with pits. The age is unknown. <br /> Septic systems in the general area seem to have good functionality and no <br /> permits for repair are noted (see Appendix). <br /> At this time no future development on any of the subject parcel has been <br /> [ ' anticipated. At the time that development does occur, it is recommended that a <br /> standard system will suffice due to the soil lithology and percolation rates in this 1 <br /> i area. When any development does occur it will not change the usage of septic on <br /> site. <br /> 1 � <br />
