INTRODUCTION
Our office was contracted by Mr. Randy Reeves of Diede Construction to conduct a Soil
Suitability/Nitrate Loading Study for the 10.17 acre property at 11492 North State Route 99 East
Frontage Road, Lodi, California(Plate 1). The assessors parcel number for the site is (APN)
059-160-079. The San Joaquin County site approval number for the project is SA-01-04.
The Soil Suitability/Nitrate Loading Study was conducted to determine if the soils are
suitable for the use of a septic system and to estimate whether the proposed project will impact
ground-water quality. The study was performed according to the requirements of Section 9-
1105.2(d) of the San Joaquin County Development. Major elements of the fieldwork included
two (2) soil profile borings and two (2) in-situ percolation tests as required by San Joaquin
County Public Health Services in a letter dated January 29, 2001, Requirements A and B. In
addition to conducting the field work, a review of published soil information, geologic maps, and
available ground water information was reviewed to determine the suitability of soils. A nitrate
loading balance was conducted to estimate the nitrate impact to ground water. This report
presents the results of our study.
H. PROPOSED DEVELOPMENT
The parcel is located East Highway 99 Frontage Road and Cora Post Road. The site is
10.17 acres in size and presently consists of a ranch house, several small buildings, well, and
septic system. The proposed project will first consist of removing the existing structures, septic
_ system and water well. The proposed construction will involve building a new charter
secondary and high school in two (2)phases. Phase 1 consists of building a 33,294 sq-ft
secondary school building, storm water detention pond, parking area, septic system and water
i well. Phase 2 consists of building a 66,600 sq-ft class room building. A multi-purpose facility
may be constructed concurrent or after the Phase 2.
