(2) A minimum of sixteen (16) parking spaces shall be provided, including one (1) handicap <br /> accessible space which should be van accessible. Accessible spaces shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24). (Two spaces are required for the <br /> landscaping site and .67 spaces are required for every employee). (Development Title Section <br /> 9-1015.3) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The access driveway shall have a width of no less than sixteen (16) feet for one-way aisles, <br /> except that in no case shall driveways designated as fire department access be less than <br /> twenty (20) feet wide. (Development Title Section 9-1015.5[h]) <br /> (2) The design of the driveway shall be such as to allow trucks to enter and exit property without <br /> entering into the opposing lane of traffic. <br /> h. STORM DRAINAGE: Any additional storm-water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Live <br /> Oak Road, shall be installed across the frontage of the project site. (Development Title Section <br /> 9-1020.1 <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.1 <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> (4) One tree shall be required for each five (5) parking stalls or portion thereof, and shall be <br /> evenly spaced throughout the parking lot. (Development Title Section 9-1020.5[b]) <br /> j. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the southern <br /> property lines of APN 061-090-38 and along the width of the project boundary along the eastern <br /> property line adjacent to APN 061-090-38 and along the eastern property line adjacent to APN <br /> 061-090-36.
