<br /> PROJECT DESCRIPTION: A Use Permit application to expand an existing large winery in 3 phases over 15 years. Phase
<br /> 1 to include the construction of 801.305 square feet of buildings including administration, bottling, warehouse, lab, and
<br /> maintenance. Phase 2, to be completed within ten years, includes the conversion of the existing 47.675 square foot bottling,
<br /> warehouse and office building into storage and the existing 108.874 square foot warehouse to barrel storage: the
<br /> construction of parking area car ports totaling 54.000 square feet with roof mounted solar, 4 refrigeration units with canopies
<br /> totaling 8,568 square feet a 25,000 square foot warehouse building, and a 6.000 square foot bottling cellar: and the
<br /> installation of tanks fermenters, and other ancillary equipment. Phase 3, to be completed within 15 years, includes the
<br /> construction of a new tank farm with 80 additional wine storage tanks. These parcels are not under a Williamson Act
<br /> Contract.
<br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General
<br /> Agriculture).
<br /> PROJECT LOCATION: The project site is located on the west side of South State Route 99 West Frontage Road, 378 feet
<br /> south of East French Camp Road, north of Manteca. (APN/Address: 204-040-01, -07, -09, -15, 204-050-04, -06, -07, -14, -

<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study
<br /> and proposed Negative Declaration are available at the Community Development Department.

<br /> Community Development Department no later than August 22, 2017. Comments or recommendations received after that
<br /> date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the
