PA-02-638 OF DELICATO <br /> WINERY (C/O ROBERT NEGRETE) <br /> The project is to establish a pallet storage and distribution facility on an approximately <br /> 1-acre site. The site includes an existing 30-foot by 60-foot brick building to be used for <br /> pallet storage. The project also includes to outdoor pallet storage areas. The applicant <br /> has indicated that his clients are agricultural or agriculturally related uses located within <br /> a 2-mile radius of the site; and the project does not include manufacturing or major <br /> repair of pallets. This project is being processed under the Farm Services use type. <br /> The site is located on the west side of State Route 99 West Frontage Road, 3,000 feet <br /> south of French Camp Road, north of Manteca. <br /> A Site Approval application would ordinarily be processed at staff level. However, <br /> because this is the first request for pallet distribution under the Farm Services use type, <br /> it is being referred to the Planning Commission. This item is tentatively scheduled for <br /> the Planning Commission meeting of February 20, 2003. The Community Development <br /> Department intends to recommend that the Planning Commission approve this item with <br /> the following Conditions of Approval: <br /> Site Approval Application No. was approved by the Community Development <br /> Department on . The effective date of approval is . This approval will expire on , <br /> which is 18 months from the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies have <br /> been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application.
