1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: chandler Martin ) a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN". The Site Plan required as a part of the Improvement Plan must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is for the storage of wooden pallets, and the distribution of wooden pallets to sites within two miles of the project site, as shown on the Plan dated December 17, 2002. No new structures are proposed as part of this permit. The only existing structure is a 30-foot by 60-foot brick building to be used for wooden pallet storage. Manufacturing and major repairs of pallets are prohibited. Pallets may only be stored for and distributed to legally established agricultural or agriculture related uses (e.g. wineries, canneries)within two miles of the project site. c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be applied for concurrently with the building permit application. (Section 7- 1000 of the County Ordinance Code) d. STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) e. PARKING: Off-street parking shall be provided and comply with the following: 1. All parking spaces, and major circulation drive lanes shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. Pallet storage areas shall be surfaced with a minimum of four inches of gravel or aggregate base. (Development Title Section 9-1015.5[e]) 2. A minimum two (2) of parking spaces shall be provided, including one (1) van accessible space. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (2 spaces are required for every 1,000 feet of building area. 0.67 spaces are required for every employee.) (Development Title Section 9-1015.3) f.
