1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: chandler Martin ) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT <br /> PLAN". The Site Plan required as a part of the Improvement Plan must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer <br /> to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the storage of wooden pallets, and <br /> the distribution of wooden pallets to sites within two miles of the project site, <br /> as shown on the Plan dated December 17, 2002. No new structures are <br /> proposed as part of this permit. The only existing structure is a 30-foot by <br /> 60-foot brick building to be used for wooden pallet storage. Manufacturing <br /> and major repairs of pallets are prohibited. Pallets may only be stored for <br /> and distributed to legally established agricultural or agriculture related uses <br /> (e.g. wineries, canneries)within two miles of the project site. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business <br /> License prior to the initiation of the use. The Business License may be <br /> applied for concurrently with the building permit application. (Section 7- <br /> 1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the <br /> following: <br /> 1. All parking spaces, and major circulation drive lanes shall be <br /> surfaced and permanently maintained with base material of <br /> appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper <br /> guards shall be provided when necessary to protect adjacent <br /> structures or properties. Pallet storage areas shall be <br /> surfaced with a minimum of four inches of gravel or <br /> aggregate base. (Development Title Section 9-1015.5[e]) <br /> 2. A minimum two (2) of parking spaces shall be provided, <br /> including one (1) van accessible space. Accessible spaces <br /> shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (2 spaces are required for every 1,000 <br /> feet of building area. 0.67 spaces are required for every <br /> employee.) (Development Title Section 9-1015.3) <br /> f.
