CONDITIONS OF APPROVAL <br /> SA-93-0017 <br /> GEORGE PERRY & SONS <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The approval is for a 6 , 000 square-foot packing shed. <br /> b. Submit an Improvement Plan showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading. Additional storm <br /> drainage run-off created by new improvements shall be <br /> retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown <br /> on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. All parking spaces and driveways shall be paved and <br /> permanently maintained with base material and chip seal <br /> to provide a durable dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent <br /> structures or properties. <br /> (Development Title Section 9-1015) <br /> d. A total of (6) parking spaces shall be provided and <br /> shown on the Improvement Plan. The size of the parking <br /> spaces shall be consistent with the requirements of <br /> Section 9-1015 . 5 (b) of the Development Title. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. The driveway and approach shall be improved in <br /> accordance with the requirements of the Uniform Fire <br /> Code Section 10. 207 , San Joaquin County Standards F-la, <br /> F-lb, F-lc, & R-17 and the Manteca-Lathrop Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> b. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> (Development Title Section 9-1145 . 2) <br /> C.
