SITE APPROVAL APPLICATION NO. SA-01-20 OF <br /> LM KULOID KAVA SINGH(C/O MAURI KNAPP). A Site Approval <br /> application for a manufactured homes sales lot with 30'x50' office. <br /> Located on the southwest corner of State Route 99 Frontage Road and <br /> Lathrop Road, Lathrop(APN: 218-020-02; Address: 15051 S. State Route <br /> 99 East Frontage Road, Manteca). <br /> Leanne Mueller, Assistant Planner and Mauri Knapp, applicant were present for this item. <br /> Ms. Mueller presented the project. <br /> Ms. Mueller reviewed the Community Development Departments conditions. Ms. Mueller <br /> informed the applicant that a Site Plan is required as a part of the Building Permit and it must be <br /> prepared by a Registered Civil Engineer or Licensed Architect. <br /> Mr. Knapp asked if a building permit would still be required if he was not going to be doing any <br /> building. Mr. Martin asked Mr. Knapp if he was going to do any modifications to the existing <br /> office. Mr. Knapp indicated no. Mr. Martin asked Mr. Knapp if he would be doing anything <br /> that would require a building permit. Mr. Knapp indicated that he would be black toping 20 feet <br /> of the existing driveway, and that he would also need an Encroachment Permit. Mr. Martin <br /> asked if there was a restroom in the existing building. Mr. Knapp indicated yes. Mr. Martin <br /> informed Mr. Knapp that if the restroom is handicap accessible then he may not need a building <br /> permit. All that may be required is a grading permit or an Improvement Plan. <br /> Mr. Martin informed the applicant that at a minimum he would need an Improvement Plan, <br /> which is a plan showing all the Conditions of Approval, including landscaping, surfacing, and, <br />
