,.. <br /> REVISED CONDITIONS OF APPROVAL <br /> PA-0200632 <br /> Alexander <br /> A Time Extension Request and a Revisions of Approved Actions application for Use Permit <br /> Application No. PA-0200632 were approved by the San Joaquin County Planning Commission on <br /> March 3, 2005. Phase 1 of this approval will expire on September 14, 2005 ,which is 30 months from <br /> the original date of approval, unless (1) all Conditions of Approval for Phase 1 have been complied <br /> with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary <br /> permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Revised Conditions of Approval and Ordinance requirements shall <br /> be fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements pertinent <br /> to this application. Ordinance requirements cannot be modified, and other Ordinance requirements <br /> may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"SITE <br /> PLAN CHECK LIST"for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing juice processing facility in three <br /> phases as shown on the revised Site Plan dated December 30 200-2 January 7, 2005. Phase 1 will <br /> be completed irl 18months30 months from the original date of approval. Phase 2 will be completed <br /> in 60 months. Phase 3 will be completed in 96 months. (Use Type: Agricultural Processing; Food <br /> Manufacturing) <br /> (1) Phase 1 will consist of the following: <br /> A. Addition of 1,980 square feet to the seuth building (Building D). <br /> B. Addition of 1-,&2-5 2,376 square feet to the middle building (Building C B). <br /> C. A traffic turn around lot(H). <br /> D. A 52,000 square foot equipment storage lot(I G). <br /> E. A 30,000 square-foot equipment storage lot(E). <br /> (2) Phase 2 will consist of the following: <br /> A. A 5,940 square foot building (Building J). <br /> B. Addition of 1,625 square feet to the middle building (Addition 1). <br /> C.
