(3) Phase 3 will consist of the followinq: A. A 5,940 square foot building (Building K L). B. A 5,940 square foot building (Building L M). c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included (Development Title Section 9- 1135). If the drainage ponds or the juice processing facility parcels are sold separately, an easement for storm water drainage shall be retained for the juice processing facility. d. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties(Development Title Section 9-1015.5[e]). Equipment storage areas shall be surfaced with a minimum of four(4) inches of aggregate base. (2) No additional parking spaces will be required as a result of the proposed expansion. e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) (2) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the driveway shall allow trucks to enter and exit the property without entering into the opposing lane of traffic. (Development Title Section 9-505.7[c]) (3) Access gates for trucks shall be recessed from the property line a minimum of sixty five (65)feet. (Development Title Section 9-505.7[d]) f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Clarksdale Road, shall be installed across the frontage of the portion of the project that is being proposed for development. g. LOT LINE ADJUSTMENT: Lot Line Adjustment No. LA-01-76 shall be completed prior to issuing building permits. h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists.
