(3) Phase 3 will consist of the followinq: <br /> A. A 5,940 square foot building (Building K L). <br /> B. A 5,940 square foot building (Building L M). <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included (Development Title Section 9- <br /> 1135). If the drainage ponds or the juice processing facility parcels are sold separately, an easement <br /> for storm water drainage shall be retained for the juice processing facility. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties(Development Title Section 9-1015.5[e]). <br /> Equipment storage areas shall be surfaced with a minimum of four(4) inches of aggregate base. <br /> (2) No additional parking spaces will be required as a result of the proposed expansion. <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> (2) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic. (Development Title Section 9-505.7[c]) <br /> (3) Access gates for trucks shall be recessed from the property line a minimum of sixty five (65)feet. <br /> (Development Title Section 9-505.7[d]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Clarksdale Road, shall be installed across the frontage of the portion of the project that is being <br /> proposed for development. <br /> g. LOT LINE ADJUSTMENT: Lot Line Adjustment No. LA-01-76 shall be completed prior to issuing <br /> building permits. <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists.
