CCII. SOIL SUITABILITY STUDY FINDINGS <br /> AA. SUBJECT PROPERTY AND SURROUNDING STUDY AREA INFORMATION <br /> To clarify realty information on the property, the following chart provides information on the <br /> subject parcel. There are no other parcels involved with this project. The attached San Joaquin <br /> County Parcel View Aerial Photo Map illustrates the parcel. <br /> A.P.N. ADDRESS ACREAGE ZONING <br /> 013-210-51 19501 North Highway 99 7.55 Acres I_L/S.10 <br /> Acampo 95220 <br /> The property currently contains the following list of improvements: <br /> A mobile office building which is an office for Jim Aartman Milk Transport. <br /> A metal building structure that is a diesel repair shop for Lodi Diesel Center. <br /> A pallet storage/exchange area. <br /> A wood/stucco office building, which is currently vacant. <br /> An above ground diesel storage tank and fuel island. <br /> A stormwater retention basin. <br /> Almost the entire yard is paved with thin asphaltic concrete overlay, underlain with aggregate base, <br /> which was covered in the mid 1950s. <br /> Mr. Calkins is proposing to sell the property to A. M. Stephens Construction of Lodi, CA. <br /> Stephens Construction has several types of construction and earthmoving equipment. The property <br /> will primarily be used to park this equipment. At this point in time, it is unknown exactly how <br /> many construction-type employees will operate from the property. It is my understanding that <br /> there will be approximately 10 workers and four office personnel. <br /> Two septic systems serve the entire property. One system serves the mobile office building and <br /> metal building, and another septic system serves the wood/stucco office building. The Application <br /> for Sanitation Permit for the wood/stucco office is attached. There was no record of the other septic <br /> system installed on the property. These systems were installed 1957. Mr. Calkins confirms that the <br /> septic system for the metal building was installed by Ernie's Septic Tank Service and consists of <br /> leachlines and seepage pits. <br /> Adjacent land use consists of the following: The contiguous parcel to the north is a brick masonry <br /> business and Mr. Calkins personal residence; to the west is a vineyard;to the east is the Hwy. 99 <br /> frontage road, and to the south is Thomas Trucking and Woodbridge Road. <br /> Surrounding land use to the north, south and west of the subject properties is, and has been, <br /> predominately in agricultural production for last several decades. Land use is illustrated on the <br /> United States Department of Agriculture (USDA)Aerial Soil Map for this area of San Joaquin <br /> County. To the south/southwest is the city of Lodi and to the north/northwest is the town of <br /> Acampo.
