f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal. Aggregate base may be used for outside storage areas. <br /> (2) A minimum of four automobile (4) parking spaces shall be provided, including one (1) van <br /> accessible space (parking standards for a scrap operation are 2/1,000 square feet of building). <br /> (Development Title Section 9-1015.3) <br /> (3) A minimum of five truck and crane parking spaces shall be provided. Each space shall be an <br /> unobstructed rectangle 25 feet in length and 15 feet in width. <br /> g. LOADING AND UNLOADING AREA: A loading/unloading area shall be provided on the site. This <br /> area shall be large enough to allow the loading, unloading,and maneuvering of trucks outside of the <br /> public right-of-way. <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for <br /> one-way aisles. (Development Title Section 9-1015.5[h]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a 10-foot-wide planting strip is <br /> required along the Frontage Road and State Route 99. The strip shall be continuous except <br /> where crossed by driveways and walkways. (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) Landscape plans shall be submitted with the Site Plans. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six to eight feet in height. Items stored within 100 feet of a dedicated street or <br /> residential zone shall not be stacked higher than two feet above the adjacent screen. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> (2) Security chain-link fencing may be permitted for commercial and industrial projects if combined <br /> with landscaping acceptable to the Review Authority.
