f. PARKING: Off-street parking shall be provided and comply with the following: (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and truck)shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for outside storage areas. (2) A minimum of four automobile (4) parking spaces shall be provided, including one (1) van accessible space (parking standards for a scrap operation are 2/1,000 square feet of building). (Development Title Section 9-1015.3) (3) A minimum of five truck and crane parking spaces shall be provided. Each space shall be an unobstructed rectangle 25 feet in length and 15 feet in width. g. LOADING AND UNLOADING AREA: A loading/unloading area shall be provided on the site. This area shall be large enough to allow the loading, unloading,and maneuvering of trucks outside of the public right-of-way. h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one-way aisles. (Development Title Section 9-1015.5[h]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) All areas not used for buildings, parking,driveways,walkways,approved outdoor storage areas, or other permanent facilities shall be landscaped. At a minimum, a 10-foot-wide planting strip is required along the Frontage Road and State Route 99. The strip shall be continuous except where crossed by driveways and walkways. (Development Title Section 9-1020.8) (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (3) Landscape plans shall be submitted with the Site Plans. j. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six to eight feet in height. Items stored within 100 feet of a dedicated street or residential zone shall not be stacked higher than two feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) (2) Security chain-link fencing may be permitted for commercial and industrial projects if combined with landscaping acceptable to the Review Authority.
