3. DEPARTMENT OF PUBLIC WORKS <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$144.23 per additional daily trip end <br /> generated in the Ripon area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- <br /> 96-592) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> 4. RUBLIC HEALTH SERVICES <br /> 'a. Refuse,garbage,and other solid waste material must be stored, removed,and transported to an <br /> approved landfill in accordance with San Joaquin County Ordinance Code Section 5-2400. <br /> b. Demolition of all dilapidated structures and removal of all demolition material from the premises to an <br /> approved landfill site are required in accordancewith San Joaquin County Ordinance Code Section <br /> 5-2401. <br /> jc. If steam cleanup is utilized,it must be plumbed through a sand/oil separator and pumped to the <br /> above-ground holding tank;the system must be closed-looped. This system shall be designed by a <br /> registered civil engineer. The above-ground holding tank must be analyzed for hazardous <br /> constituents prior to appropriate disposal. <br /> d.
