INTRODUCTION <br /> This study was prepared to satisfy the requirements of the <br /> Conditions of Approval for Minor Subdivision Ms-91-96. <br /> PROPOSED DEVELOPMENT <br /> This property contains two houses and septic systems that <br /> have been in place for many years . The proposal is to <br /> create two parcels from the original , so each house will be <br /> on a separate parcel . Both houses are presently using one <br /> common well . A new well will be developed under County <br /> permit to provide one well for each house. With the <br /> exception of the new well , the property is considered as <br /> fully developed . See Exhibit 1 . <br /> PRESENT AND PAST USE OF THE SITE <br /> The site is presently used for homesites . The majority of <br /> the adjacent and surrounding land is vineyards. <br /> EXISTING SEPTIC TANK USEAGE <br /> The owners of this property say that the one home was built <br /> in 1924 and the old leach area and tank were replaced in <br /> 1984 . The owners report no problems with this system. The <br /> second home was built in 1960 and they have no problems <br /> with this system. <br /> Neighbors were also interviewed concerning their septic <br /> stems with the results as follows : <br /> 1 . No problems since then . <br /> 2. Owner : John Zunino <br /> 20518 North 99 Frontage Road <br /> Location : Adjacent to the North side of site ( two <br /> homes ) <br /> Septic : Both homes are 35 years old , no problems <br /> 3. Owner : Norman Fletcher <br /> 5038 East Acampo Road <br /> Location : North of site <br /> Septic : Septic system is 15 years old , no problems <br /> 4 . Owner : Rich Thomas <br /> 19996 North 99 Frontage Road <br /> Location : South of site <br /> Septic : System is 8 years old , no problems <br />
