CONDITIONS OF APPROVAL <br /> SA-93-10 <br /> Pete Peros <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES: <br /> a. This approval is for an existing sugar beet harvesting service involving the storage and <br /> maintenance of associated equipment and supplies. The area to be used for outside <br /> storage of the related equipment shall be shown on the Improvement Plan. There shall <br /> be no outdoor storage of supplies associated with the approved use as a part of this <br /> approval. This approval includes the existing 2,250-square-foot shop. This approval does <br /> not permit a truck terminal or a junkyard. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Additional storm drainage run-off created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. Pond capacity calculations shall be submitted <br /> for approval. A plan check fee will be required. (Development Title Section 9-884) <br /> C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable dust free surface. (Development Title Section 9-1015) <br /> d. The applicant shall secure an approved Business License for the approved use prior to <br /> the initiation of the use. (County Ordinance Code Section 7-1000) <br /> e. A total of five parking spaces shall be provided and shown on the Improvement Plan. <br /> The size of the parking spaces shall be consistent with the requirements of Development <br /> Title Section 9-1015.5(b). <br /> f. All outdoor trash receptacles shall be contained within a trash enclosure. The enclosure <br /> shall be located on permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with solid walls and gated on the fourth <br /> side. (Development Title Section 9-1020.8(e)) <br /> g. Any abandoned, wrecked, dismantled, or inoperative vehicles or parts thereof, except as <br /> permitted in Development Title Section 9-1910.5, shall be removed from the premises. <br /> (Development Title Section 9-1910.4) <br /> Conditions of Approval - 1 - SA-93-10 <br />
