2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,600.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' or $229.45 per <br /> daily trip-end generated in the Ripon area. The fee may be reduced by credit for the <br /> existing use being replaced. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. (Resolutions R-90-304 & R-91-1025) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. The well must be repaired under permit and inspection by the Environmental Health <br /> Division. Install a new cement slab surface seal around the well casing. (County <br /> Ordinance 1862, Section 5-4100) <br /> b. If floor drains are required, they must be plumbed through a sand/oil separator and <br /> discharged to an aboveground system approved by the Environmental Health Division. <br /> This system must be designed by a registered engineer. If the aboveground holding <br /> facility has to be emptied, first analyze the contents for any hazardous material. Specific <br /> test requirements can be obtained from the Environmental Health Division. <br /> C. If hazardous material is stored on the site, the applicant must register with the County <br /> Office of Emergency Services. <br /> d. If hazardous waste is generated, the applicant must obtain an EPA identification number <br /> and comply with applicable regulations. <br /> e. Submit four sets of detailed underground storage tank plans to the Environmental Health <br /> Division for review and approval prior to construction. <br /> I. Refuse, garbage, and other solid waste material must be stored, removed, and <br /> transported to an approved landfill in accordance with San Joaquin County Ordinance <br /> 2887, Section 5-2400) <br /> 4. MANTECA-LATHROP FIRE DEPARTMENT: <br /> a. The project shall conform with the Uniform Fire Code and all related standards. <br /> b. In order to commence construction beyond the foundation stage or storage of building <br /> materials, requirements for emergency vehicle access and adequate water for fire <br /> suppression shall be provided in accordance with Sections 10.201, 10.502, and 87.103 <br /> of the 1991 Uniform Fire Code.
