NOTES AND INFORMATION: <br /> Pursuant to Development Title Section 9-605.6 the existing Farm Machinery sales operation was <br /> deemed a nonconforming use because the project site does not have direct access to a Collector <br /> or higher classification roadway. The functional classification roadway system for this site is <br /> Local. Pursuant to Development Title Section 9-235 a Site Approval application shall be required <br /> when a nonconforming use is replaced by a less detrimental nonconforming use, or will have no <br /> greater impact in, the zone than the existing nonconforming use. The Community Development <br /> has determined the proposed Truck Sales operation is not a more intensive land use than the <br /> previous Farm Machinery sales operation. <br /> The project location portion of North State Route 99 East Frontage Road is not an STAA designated <br /> route. The operation of tractor-trailer combinations in excess of sixty-five feet (65') in length on this <br /> road to this facility would be in violation of California Vehicle Code Section 35401.5. <br /> The applicant submitted a parking and surfacing modification request and because of the <br /> relatively small number of trucks and trailer parking spaces the modification was approved <br /> pursuant to Development Title Chapter 9-1015.9. <br /> The applicant submitted a landscaping modification request and the existing outdoor vegetation <br /> was deemed adequate for the proposed use.
