CONDITIONS OF APPROVAL <br /> UP-92-7 <br /> Earline Lund <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to establishment <br /> of the use or issuance of any Building Permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a section number or other statutory requirement are based on <br /> ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. An approved Merger application is required. <br /> b. All driveway and maneuvering areas of the proposed recreational vehicle (RV) storage <br /> area shall be surfaced with an aggregate base. The stalls used for RV storage shall be <br /> surfaced with gravel or aggregate (Section 9-3704[a]). <br /> C. An Improvement Plan showing drainage, driveway access details, on-site parking, existing <br /> and proposed utility services, and grading shall be submitted for approval. Drive-lane <br /> widths with sufficient room for turning radii shall be shown for the proposed storage area. <br /> Storm drainage and additional run-off shall be retained on the site, and provisions for the <br /> run-off shall be shown on the Improvement Plan. Pond capacity calculations shall be <br /> submitted for approval (Planning Title Section 9-10002). <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The frontage improvements for Jahant Road shall be constructed in conformance with <br /> standards for one-half of a 60-foot-wide right-of-way commercial street. The frontage <br /> improvements for N. State Route 99 Frontage Road shall be constructed in conformance <br /> with standards for one-half of a 50-foot-wide right-of-way commercial street. The <br /> construction of the frontage improvements will be deferred if the improvements will block <br /> the drainage and if the owner executes a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement, with <br /> a despost equivalent to the estimated construction costs prior to approval of the <br /> Improvement Plan. A$250.00 fee currently is required for processing, per Planning Title <br /> Section 9-10502, in addition to a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works for approval. As an option, <br /> Public Works will prepare the drawing and estimate for an additional fee of $100.00 <br /> (Planning Title Section 9-2123). <br /> b. An encroachment permit shall be required for work within the road right-of-way (Streets <br /> and Highway Title Section 10-3103). <br /> Conditions of Approval - 1 - UP-92-7 <br />
